The setting

The Tri-Lakes area takes its name from the lakes around Monument and Palmer Lake along the I-25 corridor. It sits on the Palmer Divide, a high ridge between the Denver and Colorado Springs areas, so it tends to be cooler and snowier than the city to the south. Pine forest covers much of the land west of I-25 and in neighborhoods like Woodmoor, while open grassland stretches to the east.

Housing ranges from older homes in the town of Monument and Palmer Lake to large subdivisions built from the 1970s onward, many with HOAs, and newer developments on the east side of the interstate. Some addresses are inside the Town of Monument or Palmer Lake; many others are unincorporated county land with a Monument mailing address.

Inside town limits versus unincorporated county

A Monument address doesn't tell you which applies. Check the county assessor's record for your parcel.

Tri-Lakes fire cleanup considerations

  • Plan exterior repairs and roof tarping around heavier snow and earlier freezes than in the city
  • Check heat sources: many homes use propane, wood stoves or fireplaces
  • Confirm whether you're on a district water system or a private well before relying on water after a fire
  • Ask your HOA early about approved roofing and siding for any rebuild
  • Inspect attics and vents after any wildfire in the forest to the west, since pine smoke and ash travel on the wind
  • Find out which fire protection district serves your address and whether it offers wildfire assessments

Common questions

Do homes in Monument face the same wildfire risk as the west side of Colorado Springs?
Areas west of I-25 with dense pine share many of the same risks. Grassland to the east carries a different risk, with fast-moving grass fires on windy days.
Who issues building permits in Monument?
For most addresses, the Pikes Peak Regional Building Department handles building permits, but town or county planning rules also apply. Ask the regional department to confirm for your parcel.
