What to ask, and why

My house didn't burn. Will anyone take the smoke damage seriously?
Smoke and ash in an attic, ducts, and fabrics are real damage. Ask for an inspection that covers the attic, HVAC, and soft goods, with photos you can share with your insurer.
Does it matter whether the company is local?
It can. Some companies serving El Paso County are based in Colorado Springs and some travel from the Denver area, more than an hour's drive north. Ask where the work will be staffed from and how that affects response time and site visits.
Will my contents be cleaned or just thrown away?
Many smoke-exposed items can be cleaned. Ask which items are being cleaned versus listed as unsalvageable, and why, before anything is discarded.
How do I avoid a contractor who disappears mid-rebuild?
Ask about permits through the Pikes Peak Regional Building Department, the build schedule, and who your point of contact is through completion.
What if the smell returns next summer?
Heat can release residue left in cavities or insulation. Ask what was cleaned, removed, or sealed so you know what was addressed and where to look if odor recurs.
