Two old neighborhoods, similar questions
The Old North End, north of downtown near Colorado College, is known for large Victorian and early 1900s homes on tree-lined streets, and part of it is a recognized historic district. Old Colorado City, on the west side along Colorado Avenue, began as a separate town before Colorado Springs existed and has small cottages, older commercial buildings and houses from the late 1800s and early 1900s.
Homes in both areas often have plaster on wood lath, wood floors, original trim and doors, and additions from several eras. Many have been updated with newer wiring and systems, but some still have older electrical work hidden in walls. Those features affect how a fire spreads and how cleanup is done.
Terms you may hear about older homes after a fire
- Balloon framing
- An older framing method where wall studs run continuously from foundation to roof, leaving open channels that can carry fire and smoke between floors.
- Plaster and lath
- Wall finish of plaster over wood strips. It can crack from heat and water and may hold smoke odor, but it can often be cleaned and repaired.
- Knob-and-tube wiring
- An early wiring system with exposed wires on ceramic supports. Insurers and electricians often recommend replacing it, and fire damage is a common time to do so.
- Firestopping
- Blocking inside walls and floors that slows fire spread. Older houses may lack it in places.
- Historic district review
- A review of exterior changes in designated districts to preserve historic character.
How cleanup often differs in an older house
Trace the smoke path
Smoke can travel through open stud bays and floor cavities. Inspect rooms above and beside the fire, and the attic, for residue far from the origin.
Test before demolition
Plaster, flooring, pipe wrap and old paint may contain asbestos or lead. Colorado requires state-certified professionals for regulated asbestos work; ask about testing first.
Save original features where possible
Hardwood floors, trim and doors can often be cleaned or refinished rather than replaced. Ask for that option in the scope.
Evaluate the wiring
Have an electrician review the whole house, not just the damaged area, especially if older wiring is present.
Check historic review needs
Ask the City of Colorado Springs planning staff whether exterior repairs need review before starting.

Common questions
- Can plaster walls be cleaned after a fire?
- Often, if damage is limited to smoke and minor cracking. Heavily damaged sections may need repair or replacement. Ask for an assessment by someone experienced with plaster.
